Commercial real estate transactions have some of the same issues as residential real estate transactions, but there are also some differences. Attorney Dawley advised his client that the proposed use of the building would likely involve obtaining permission from the local zoning board of appeals. Attorney Dawley also advised his client to do a thorough environmental review as there were indications that there were potential environmental concerns on the property. Finally, a structural and mechanical inspection revealed substantial defects. This transaction never got to a closing. Attorney Dawley advised the client to terminate the deal, and the client was able to do so because of the manner in which Attorney Dawley protected the client's interests. Sometimes terminating a transaction is the wisest course of action.
